Design Process
Schematic Design

At Mike Gogel Golf Design, the process of planning for any improvements begins with the development of a conceptual improvement plan (Master Plan). The most important element to be delineated on this map is an accurate topography map (1’ contours). From there, we add existing tree cover, the current golf features (tees, greens, bunkers, etc.), practice facilities as well as infrastructure such as drainage, irrigation, cart paths, ponds and bridges.

We then photograph each hole in detail while also walking and/or playing the course to increase an understanding of the existing features. Afterward, we inventory the golf course infrastructure including a green slope analysis.

The final deliverable in this phase is the completed base map which is developed with the aid of AutoCAD digital computer technology for future use.

We collaborate with our clients – their staff and committee – to develop conceptual sketches
for review and comment. This includes individual hole analysis and discussion regarding the course elements such as potential turf reduction and naturalization, trees, drainage improvements, strategic changes, etc. This requires site work, a detailed study and an exploration of multiple design ideas. We also develop a color rendering of the final plan as well as individual hole drawings, with detailed suggestions on how to improve the course.

From the mapping and thorough study of the course, we compile a quantity take-off, using AutoCAD for accuracy. From this, we develop a detailed cost analysis which ultimately assists the club with its fiscal planning. In addition, a phasing scenario is created based on the final scope, showing how the course will be completed through a step-by-step approach. With the completion of the conceptual exhibits, we are ready to present the concepts, renderings, Photoshop images and budgets to other members, groups and stakeholders within the club such as the Green Committee and the Board of Directors.

Upon completion of the conceptual design process and Owner approval, we develop detailed construction drawings and associated specifications. The drawings are completed utilizing the latest in AutoCAD software facilitating multiple organizational involvement as needed with the Civil Engineers, Environmental Consultants or an Irrigation Designer, etc. In addition, the drawings are accompanied by a construction manual with written documentation of the work including, but not limited, to unit cost bid forms, AIA documents including General Conditions, technical specifications and project-specific details.

Once the final Construction Documents are completed, Mike Gogel Golf Design can help develop an RFP and solicit qualified golf course contractors to bid the scope of work, to ensure the contractor is highly qualified. Securing a qualified contractor is imperative to achieve the best results at a fair price with an ideal schedule. We also conduct a pre-bid conference on-site so the prospective bidders may review the project site and scope of work in person.

After the contractor is on board and the construction process begins, Mike is on-site weekly to provide the necessary approvals and instructions required to build the very best course. We take great pride in working directly with the contractors and collaborating on the construction of the features. With an extensive background in golf course construction prior to becoming a Designer, Mike is uniquely qualified to understand the challenges contractors face and works with them to foresee potential issues before they arise. We ensure the work exceeds the owners’ expectations and adheres to budgets and schedules.

Following completion of construction, we assist during the grow-in process and review any warranty work that may be required. We will also develop a final color plan of the completed course and assist with materials for marketing pieces and press releases.
